  • Tax Increment Financing

Tax Increment Financing is based on the increase in planned evaluation from the current evaluation to the predetermined final evaluation of the completed project.  The taxes that would be paid to the county over fifteen years are used as repayment to a loan that would be given to help finance the project.  This could be as much as 20% of the cost of the project.

  • Historical Tax Credits

Historical Tax Credits are tax credits that could be use against federal income tax liability.  When a historical building is restored to its original historical condition up to 20% of the cost of restoration could be given back as tax credits. The building that would qualify would have to be in a designated Historical District. The downtown square in Fairbury is designated as historical.

 

  • City, County, Housing Reuse funds available.

City, county, and housing Reuse funds are pay-back funds when a Community Development Block Grant given to the community and loaned to a project are paid back into a revolving fund for reuse by new projects in the community.
